Maclay Architects was hired to renovate and expand an existing vacant office and warehouse space for the Vermont Creamery, adjacent to their manufacturing facilities in Websterville. This project was awarded the Best of the Best award at Efficiency Vermont's Better Buildings by Design conference in 2016 for an energy efficient renovation.

The approximate 3,000 sf of open office space will serve as a healthy, and much roomier, workplace environment with ample natural daylight and highly efficient LED lighting.  The new office space allows for future staff expansion while also promoting the company’s brand and embodying their fun and unique company culture.

The team developed various energy performance options to help the client weigh initial capital costs against potential operational savings and associated carbon impact. The client, in the end, opted for a high-performance building envelope and an air-source heat pump mechanical system, aiming to reduce their carbon footprint and lower energy costs. As a result of significant proposed improvements to the building envelope and mechanical systems, the Vermont Creamery was able to take advantage of a number of incentives offered by Efficiency Vermont.

Working closely with the client’s builder, we were able to develop the most cost-effective and appropriate detailing that was conscious of improved building performance, budget and a tight schedule. These details helped the renovated offices achieve our net zero ready standards. The building’s projected EUI of 19kBtu/sf-yr is 80% better than the average existing American office buildings. The proposed air infiltration target of 0.1 cfm50/sf of above grade surface area was exceeded by the on-site construction team, which recorded a 0.05 cfm50/sf blower door result.  This great outcome was a result of careful and thoughtful attention to detail by the construction team.
